Buying at a sheriff auction
How does a sheriff auction work?
The sheriff sells the property to the highest bidder on the auction day. Register with the sheriff before bidding and bring your ID and proof of address.
What deposit do I need?
Usually 10% of the purchase price on the day, plus the sheriff’s commission. You’ll need a bank guarantee for the balance within the period set in the conditions of sale.
Can I view the property before the auction?
Usually not — sheriff auctions are sold as-is (voetstoots). Recent sales and satellite imagery help you judge value without going inside.
What does “No Reserve” mean?
There is no minimum price. The property can be sold to the highest bid, subject to the plaintiff’s confirmation.
